Tiled roofs

Replacing tiles, securing ridge tiles or rebuilding the whole roof.

A tiled roof lasts sixty years, if what's underneath is right. We replace broken tiles and re-secure loose ridge tiles. If the roof is worn out, we strip everything off and rebuild it: new membrane, counter battens, tile battens and insulation if you like. You choose clay or concrete tiles, in a colour that doesn't stand out in your street.

  • Clay and concrete tiles, old models reproduced too
  • Ridge tiles dry-fixed with clips and under-ridge roll
  • Insulating in the same job, without extra scaffolding
Guide prices for this trade
Replacing broken tilesfrom €195
Re-securing ridge tiles€45 – €65 per metre
Renewing a tiled roof€110 – €160 per m²
Renewing and insulating (Rc 6.3)€165 – €225 per m²

Rule of thumb. A terraced house often has 60 to 70 m² of roof. For renewal with insulation, allow €10,000 to €15,000.

VAT (21%), materials and disposal are included in these prices. After the inspection on your roof, the price is fixed.

Flat roofs

Bitumen or EPDM on your extension, garage, shed or dormer.

A flat roof is never completely flat. The water has to go somewhere, so we always lay a fall towards the outlet. On an extension or garage we nearly always lay two layers of SBS bitumen with slate chippings: strong, walkable and easy to repair. If you want a green roof or solar panels, EPDM often suits better. We tell you honestly which it'll be, and why.

  • Two layers of SBS bitumen or one sheet of EPDM
  • Old roof covering removed and neatly disposed of
  • Tapered insulation, so no puddles are left standing
Guide prices for this trade
Replacing bitumen, two layers€70 – €95 per m²
EPDM, one sheet€75 – €110 per m²
With tapered insulation€120 – €160 per m²
Leak on a flat rooffrom €175

Rule of thumb. Small roofs cost more per m². A 6 m² dormer or shed usually costs €900 to €1,400.

VAT (21%), materials and disposal are included in these prices. After the inspection on your roof, the price is fixed.

Gutters and zinc work

New zinc gutters, lead flashings and roof edges, made to measure and soldered.

You only notice a leaking gutter when the wall gets wet. We make box gutters, parapet gutters and hanging gutters in zinc, made to measure and soldered on site. Around chimneys, dormers and roof windows we lay new lead flashings. We do the downpipe at the same time, right into the ground.

  • Box, parapet and hanging gutters in pre-weathered or natural zinc
  • Lead flashings around chimney, dormer and roof window
  • Cleaning and checking gutters, every autumn
Guide prices for this trade
Replacing a zinc hanging gutter€95 – €140 per metre
Replacing a box or parapet gutter€160 – €260 per metre
Lead flashings around the chimney€ 275 – € 650
Cleaning and checking guttersfrom €125

Rule of thumb. Zinc lasts forty to fifty years. We can often simply solder a leaking seam closed, without replacing the whole gutter.

VAT (21%), materials and disposal are included in these prices. After the inspection on your roof, the price is fixed.

Leaking right now? Usually there's a ladder against your wall the same working day.

With a leak, every hour counts. Call us, WhatsApp a photo of the leak and put a bucket down. On working days we're usually there the same day, and within 24 hours after a storm. First we cover it up so it stays dry. Then we calmly work out where the water is really getting in. You get photos and a short report that your insurer accepts.
